實價登入vs預售行情

最近一直在觀察台中市的房價行情

從實價登入所公佈的資料來看 似乎高單價的成交並不如預期中的那麼熱絡

現在所有的買賣應該都必須上傳到內政部吧??

但從成交價來看 五年內的中古或新古屋也沒有現在預售那麼的離譜

雖然預售是賣未來的行情 但.....未來的行情"實在是太樂觀了!!"

舉例北屯區來說 看到網站上20萬/p(含車位)也是寥寥無幾，但像文心路上的預售推案

含車位的成交價都遠遠超過這個價位!!(達X雙星高樓層28/p，是要用幾個車位去稀釋勒?)

越想越不對勁~
