北台7月預售案激增 桃園成交減2成

根據市調統計，今年7月北台灣預售屋推案量達931億元，較6月大增91%，出現了近1年單月最大量；但從銷售成績來看，桃園成交及來人都較6月減少2成左右。

7月份住展風向球分析，預售屋供給量大幅成長，主要是新北市推案量從6月的199億成長到7月的389億，又以淡水的361億為大宗；另外，新竹地區推案量也從6月的38億成長至7月的230億，其中以新竹市的188億為大宗。

住展也指出，新成屋月供給量上，6月的新成屋供給量為1166戶，7月減為789戶，戶數減少了32.3%，新成屋的供給量未增反減，顯示北台灣的餘屋賣壓並不大。

928檔前 推案量飆高

整體來看，鬼月推案的爆量，可看出建商推案的熱度持續加溫，許多重量級的個案都陸續推出面世，使得928檔前的推案量飆高。

政策面及消息面上，雖有奢侈稅延長實施年限，及欲課買方奢侈稅、囤屋稅等利空，但比較2年前政策的積極打房動作，政府已明顯從善如流，以拚經濟為前提，不會再出重手壓抑房市，於是建商充分掌握時間，強力推案，使新一波的推案高峰持續維持到928黃金檔期。
